Our handouts can be found online at the City of Edmonds web site www.ci.edmonds.wa.us under City Government/Development Services/Engineering Division. General Comments: 1.The Stormwater Management Code was updated on June 1, 2010. The changes to the code have made some minor changes to how impervious surface is categorized and measured. I have attached the new handout E72 for reference. If the total of new plus non-exempt replaced impervious surface is 2000vsf or more then a stormwater management facility must be used. As I have not quite finished the Handout regarding sizing etc. yet, please let me know if the project is over 2000sf and I will email you the information that you will need. I apologize for not having that information readily available. 2.Please provide a separate drainage plan. 3.It appears that changes to the drainage of the existing driveway direct the flow to a catch basin that is south of the property. Does the existing drainage system drain to that catch basin? Will the new impervious surface be directed to this CB also? 4.CB located to the south of property is on private property. Is there an easement allowing the Lintons to cross the adjoining property for access to the storm system or is this an existing condition? 5.Will the piping be replaced between all the catch basins? Please label pipe as existing or new. For all new pipe label with material of pipe, size and length. 6.All new catch basins and drains need to be labeled with type of catch basin or drain, rim and invert elevations. 7.Does any of the runoff from the existing or new impervious surface flow into the 4” drain line that outfalls over the BSNF right of way? 8.In the geotech report there are references to directing some of the drainage to the system that outfalls to BSNF. On page 7 there is a recommendation to extend the existing drain to the base of the slope and DATE EMAILED 7/13/2010 PAGE ____ OF ___ 12 that the outfall area be armored. Also it is recommended that the d/w and residence drains be investigated and the outfall be directed to this outfall. Please comment on whether these recommendations will be followed. Plan appears to indicate that is not the case. 9.Please consider the removal of any portion of the driveway when determining impervious surface calculations. (if the only disturbance to the asphalt is replacing the cbs then no need to count it). 10.Please label tightline and downspouts drain lines and show where they connect to system. 11.Please add note to plan “Compost amendment required to all disturbed and converted pervious areas”. This is a new requirement for all sites. 12.Please add note to plan that “All erosion and sediment control will meet recommendations in Geotech report.” 13.Please add a temporary erosion sediment control method along the south property line where construction will take place. All erosion and sediment control must be consistant with the City of Edmonds Standard Details, please call out standard detail reference # for all tesc methods. Details available on the City website. 14. Show location of side sewer from sewer main to house and water line from meter to house. 15. Indicate the area of disturbance. 16. Add grading amount (both cut and fill if applicable) to plan sheet. 17. Please shade or hatch “new entry”. 18. Please label areas around front of residence. I think they are landscaped areas? 19. Please indicate existing and proposed grade if there are to be changes. If not, a note on the plans that the stating no change in existing grade would be sufficient. 20.In the Impervious Surface calcs you list a “proposed uncovered deck”. Will it be constructed of an impervious material? If so, please call out material on plans. Decks made of wood slats are not considered impervious in our code. 21.Please show on plans the location intended for stock piling of construction related materials. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
