During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

Division then Handouts and Standard Details are listed on the left:
1.Please add site address to reduced size site plan.
2.Show on site plan existing utilities from house to property line (water line from meter to house, sewer
from property line to house).
3.Please note on site plans “Erosion and Sediment control will be consistent with City of Edmonds
standard details”.
4.Please clarify the area of patio to be demolished. What will be in it’s place? Landscaping? The
parking area?
Stormwater Drainage System:
5.How is the existing house drainage handled? Downspouts to splash block? Are you planning to use the
same method for the garage?
6.The new 2009 Stormwater Code requires that the following in order to be able to credit the pavers at
100% or at 94%.
a) Design infiltration rate of greater than or equal to .13 inches/hour. Site infiltration rates can be
evaluated using one of two approved methods: the USDA Textural Classification, or the Modified Pilot
Infiltration Testing (PIT) method. The location of your site is in an area that is likely to meet the infiltration
rate necessary. See Stormwater Supplement Appendix C (available online) for more information.
b) Aggregate depth must be at least 3 inches.

c) For subgrade slopes greater than 2% the flow control standard is not achieved and the mitigated
area shall be calculated at 94%. Higher flow control may be achieved when system is designed with
subsurface low permeability check dams.
d) The pavement shall not receive stormwater run-on from other areas.
e) Aggregate shall have a minimum void of 20%.
f) Slope of subgrade shall not exceed 5%.
g) No underdrain or impermeable layer shall be used.
Please provide infiltration test(s) and a cross-section of the pavers and subgrade. Your current plan shows
the slope of the area as approximately 3.2%.
7) If you choose not to follow up with the above requirements to receive credit for a percentage of the
pavers, then your total new impervious surface would be 1872sf which falls under the 2000sf threshold for a
stormwater system requirement. The City encourages the use of LID (Low Impact Development) systems
where ever possible so even if you choose to not seek the credit for the pavers, we would still like to request
a cross section of the planned pavers and subgrade design.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
