Comments below refer ONLY to the Site Plan and Drainage Plan submitted. There was an additional
plan submitted (not titled); however, this plan differs from the other two plans and was not included in
the review comments. If you would like this plan to be reviewed, please resubmit this plan with a title
and revise to match the Site Plan and Drainage Plan submitted.

Erosion Control Plan:
1)The Site Plan and Drainage Plan states there is a separate erosion control plan; however, no
erosion control plan was submitted. Please provide this plan or add notes to the Drainage Plan
with the appropriate temporary erosion control measures to be installed and note the appropriate
City of Edmonds Standards details.
2)If there are any, please show all trees within the construction area and label to be removed or
remain.
a.If trees are to remain and near the construction area, please show a barrier fence around
the tree to protect during construction. Barrier fence should be installed at the drip line of
the tree.
Drainage Plan:
1)Please revise title of Drainage Plan to state “Drainage and Utility Plan”.
2)Please remove the silt fence on the Drainage Plan.
Utilities:
1)Please show the location of all the utilites installed with the short plat and proposed (water, sewer,

Drainage:
1)Please add the impervious surface calculations as stated under Site Plan comment #1.
2)Please fill out the stormwater worksheet provided in handout #E72 (attached) and submit with
plans.
b.Once you have determined which Small Site Category the proposed project is, please
provide a document (or add to the plans) each of the small site minimum requirements
(SSMR) and an explanation as to how the requirements have been met. The SSMR 5 can
be found in the Stormwater Supplement, chapter 5.
3)Please show how surface water runoff from the roof will be discharged to the detention system.
4)Please show the footing drains connected to the outfall line of the detention system.
5)It was determined that the existing detention system was designed to collect for 7797 sq. ft. of
surface water runoff. However, it appears that the provided calculations from MRK Engineering
does not include the access easement. Please revise accordingly.
c.Please show on plans that the existing access road is included in the calculations.

d.It appears that the total impervious area being collected exceeds the designed amount for
the existing detention system. Please show how the additional impervious will be handled
(i.e. extending the existing detention system, direct runoff to a rain garden, etc).

1)If this site classifies as a small site, category 1 (determined from worksheet in handout #E72),
pervious concrete will be considered mitigated if installed:
2.5 inch to 0.5 inch uniformly graded crushed (angular) thoroughly washed stone
(AASHTO No. 3), or
Thoroughly washed clean Shoulder Ballast meeting the requirements of Washington
Dept. of Transportation Standard Specifications 9-03.9(2)

An alternate approved by the City Engineer
a.Please provide the specifications of the pervious concrete proposed for review and
approval.
b.Please note on plans that no runoff from additional impervious areas will flow onto the
pervious concrete (i.e. downspouts, patio runoff, etc.).
Traffic Impact Analysis:
Per Chapter 18.82 – Traffic Impact Fees of the Edmonds Community Development Code (ECDC), traffic
impact fees shall be required.
1.Please complete numbers 1 and 7 of the Traffic Impact Analysis Worksheet from City of
Edmonds handout #E82, “Traffic Impact Analysis Requirements” (attached).
Please resubmit 3 copies of the revised traffic control plans and associated documents with a written
