During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

1)Show the appropriate temporary erosion control measures to be installed and note the
appropriate City of Edmonds Standards details.
2)It appears there is a City Storm main along the west portion of the subject property. Please show
the storm main on the Site Plan.
3)Please show the impervious surface calculations as shown below:

5)Impervious Surface Calculations
a.Please clearly show the roof outline of the proposed addition. When verifying the
impervious surface square footage of the proposed roof area the number calculated differs
from what was provided. Please verify and revise plans accordingly.
b.Please show the proposed walks on the Site Plan.
c.Please include the existing deck as impervious since pavers were added under the deck post
1977. Please revise impervious surface calculations and the Site Plan accordingly.
d.Gravel is considered impervious. Please clearly show the limits of the gravel area and
revise the impervious surface calculations and the Site Plan accordingly.
6)It appears that you have two driveway entrances with a landscape area between; however, the
landscape area is not shown on the plans.
a.Is this area being removed?
7)Driveway approaches must be a minimum12ft and shall not exceed 24ft in width and must be
paved from edge of asphalt 20’ or to the property line (whichever is greater) per City Standard
Detail E2.26.
a.Site plan is showing 34ft wide approach. Please revise the site plan to show an asphalt
approach, not to exceed 24ft, from the edge of asphalt to the property line. Once on private
property the driveway can be widened.
8)Please provide grading calculations.
a.Please show bottom of footing elevations so that grading calculations can be verified.
Please resubmit 3 copies of the revised traffic control plans and associated documents with a written
