On behalf of the Planning Division, I have reviewed the November 4, 2010 resubmittal of above building permit
application. During review of the subject resubmittal, it was found that the following information, corrections, or
clarifications need to be addressed. Please respond to the following items, so that I can complete my review: New

Landscaping
1.:
a.Walkway: Steve Fisher, City of Edmonds Recycling Coordinator, has indicated there will be a walkway at
the northern end of the equipment/trash enclosure. Please revise the site plan and the landscape plan to

c.Landscape Bond: Pursuant to ECDC 20.13.040, landscaping bonds are required for commercial
developments. Landscaping must be installed prior to issuance of certificate of occupancy. Once the
landscaping has been installed, a 15 percent maintenance bond will be required. Any plants that die within
two years of installation must be replaced before the maintenance bond can be released. Upon inspection
and approval, the maintenance bond may be released after two years. Please provide an itemized cost
estimate, covering landscaping and irrigation which will be used by the City in determining the bond
amount.
Height Calculations

Signs
4.: Note a separate sign permit will be required for the proposed signs on site.
Pursuant to ECDC 20.60.025.A.2, the maximum total permanent sign area for allowed for permitted uses in the
BD2 zone shall be one square foot of sign area for each lineal foot of wall containing the main public entrance.
According to the development plans, the front of the proposed building on Main Street 80 feet long, which
means that 80 square feet of signage would be allowed for the site. The maximum total permanent sign area
may be divided between wall, projecting, and freestanding signs, in accordance with regulations and maximum
sign area and height for each type of sign. Pursuant to ECDC 20.60.030.A, the maximum area of any wall sign
is one square foot per lineal foot of attached wall. For free standing signs (the proposed monument sign), the
total allowable sign area for freestanding signs in the BD2 zone is 32 square feet. The maximum height for the
monument sign is 14 feet.
Additionally, the maximum number of signs per site is three according to ECDC 20.60.025.A.4.
