Jeanie, Hello. I have a few preliminary questions for you: I assume these comments are based on the construction documents submitted (rather than the design review drawings), correct? Yes, the comments are based upon review of the civil construction plans and documents we received on September 10th. rd Is the city no longer planning to relocate the existing light pole at the corner of Main and 3? We had been told this was to be relocated so we had based our design on this. Has the city studied their design to determine if the existing pole location will work? With the corner planter bulbout configuration, the signal light pole would not need to be relocated. ? Is the itemized cost estimate for all building and site improvements? Without a contractor on board, we dont have detailed info on the building yet and may not have for a while. ? At this time I am only looking for an estimate that include all site improvements. Eventually a cost estimate for building improvements will need to be submitted to our Building Division, but don't think they need that until right before the permit is issued. Is the traffic control requested for construction only? Just want to make sure I understand this. This and the haul route will likely be submitted by the contractor once theyre on board. I hope this can be done ? when they pick up the building permit. Please confirm. The traffic control and haul route plans do not need to be submitted at this time, but they will need to be submitted ahead of permit issuance as the City will need to review and approve them. We submitted a site demolition plan (A0.1). Does this not meet the requirements of the demo plan you ask for? Does that need to be a civil specific plan? The civils show all of the existing improvements throughout the entire plan set. Typically when we get civils we will get an existing conditions sheet and then a demolition sheet and then the other sheets will just show existing to remain and proposed improvements. Providing the demolition notes on an architectural sheet is fine, as long as everything is identified . . . and it's then provided as a reference sheet with the civils. The variation on this would be if the demo work is to be done ahead of building permit issuance. In that case the demo plan would stand alone and the civil base drawing would just show features that were existing and not removed. Please call me if I haven't explained this well. Sheet A1.1 is not meant to be part of the civil drawings but rather for general info. Im not sure I ? understand which civil notes you would like removed from this sheet though. A1.1 is currently the only plan sheet that shows parking lot layout, striping, etc. This detailed information needs to be provided with the civil plans as it ties together with placement of curbs, driveway cuts, etc. I'm okay with the information not being duplicated on a civil plan sheet, but if it's not then a copy of A1.1 would need to be provided with the civils as a reference document only. rd Regarding the bulbouts at the corner of 3 and Main, Im not sure why verification of the turning radius ?? would be necessary if the design follows the city standards outlined. Wouldnt the turning radius already be ? determined by the citys previous studies of their design? ? The City does not have the program Autoturn. If you engineer has this program it would be a great way to check the turn radius. The standards provided could be applied without the use of Autoturn, the program just makes the design less complicated and more accurate. rd The monument sign and light pole near the curb cut on Avenue are to be placed north of the existing ? irrigation meter location. These should not conflict with the existing meter location according to the survey info we have. Thank you for the clarification. Different plan sheets are showing different things. Please make sure they are consistent upon resubmittal. There is a comment requesting a note to be added to sheet C03 regarding street tree species. Wouldnt ? this be more appropriate on the landscape plan? I agree, the comment should be on the landscape plan and a request for such has been made. You do not need to include it on the civils, it was purely a comment of "the more information the better" when it comes to a situation that is not typical. Are we required to do ROW improvement work west of the subject property/alley? I noticed the comment regarding the Post Office site and was curious why WA Fed would be required to restore the area in front of the Post Office if we are not choosing to do this work. Can it be left to the future developer, since its on ? their site? The restoration along the Main Street frontage of the property is directly related to the storm system improvements, which are required as a condition of development. Due to the looming Post Office site redevelopment, the City is not outright requiring permanent restoration of the area. There is a comment asking for the type of screening for AC units to be noted on sheet C01. This is shown on our architectural plans in various locations. Does this info need to be repeated on the civil plans? It simply helps to know what the screening material is so sight distance, setbacks from property line, separation from utilities, etc. can be reviewed and then appropriately constructed. All column footings are entirely on the property, including those along the sidewalk at Main Street (8back ? from PL). Thank you for this confirmation. Thank you.
