Graded areas are not addressed. Please show each bottom of footing. It appears that stepped footings were used. Are “lowest footings” the bottom of the footing elevation? On the grading plan as mentioned above, Engineering needs to see the current existing topos and the proposed topos and where they tie in to each other. As this in the grading/tesc plan, it would be helpful to show each level of grade with the square footage. It appears from the architecturals Sheet A7 that this structure has three separate footing elevations on one side and two levels on the other. The plan currently shows no change from the existing elevations to the proposed elevations of those footings. Please revise plan to clearly show changes. This plan can be shown kind of like a floor plan but each area outlines different bottom of footing elevations. Please add a square footage total for each area. The Planning division also needs to see the original pre-plat elevations. The civils can be submitted at 1” – 10’ scale if it would be easier to show all requested information. Also, notes and details can be moved to an additional sheet. 9. The contours that are proposed with this project also need to be shown on the plans. The site plan and drainage plan should show existing (plat asbuilt) and proposed (with this project including storm system area) contours. The grading plan can include all three contours, predevelopment, existing (plat asbuilt) and proposed with project. Please revise all plans. 10. Show the TESC measures on the drawing. For example, remove the concrete driveway and show the stabilized construction access. (The site plan shows the concrete driveway and the final condition of the site with proposed construction). 11. The location of the silt fence does not meet the erosion hazard needs for construction of the storm piping at the south of the lot. This work is proposed in areas of steep slopes and erosion hazard zones, please see the attached map indicating these areas. 12. There are no TESC measures shown or mentioned for the installation of the storm drainage system. 13. The south end of Lots 7 & 8, and the northern part of the easement in Lot 10 are in an erosion hazard/steep slope zone. The plans proposed the storm system piping be installed here. Due to the sensitivity of the area, the geotech report needs to address the construction in this area. Tesc, whether all manual construction is required and what type of restoration is necessary to stabilize the area and prevent further sluffing. 14. Please show the route intended to access the area of construct the stormwater system. Areas include the piping along the south side of the lots, the piping in Lot 8 easement, and the storm structure located in Lot 10. DATE FAXED/E-MAILED 6/16/2011 PAGE ___ OF __ 36 15. Grading is not shown for storm system. The system is designed to be level therefore grading will be necessary to achieve this. See the Construction Recommendations section of the 3/17/11 Liu Geotech report referenced in 5/3/11 Liu Geotech report. Excavation for trenches is approximated between 5.5 to 8.5 ft. deep. Show system in proposed location scaled, elevations, and appropriate TESC measures. 16. Please change “Test” to “TESC” in title of “12 Steps..” and in Step #11.. Construction Sequence does not include Compost Amendment of Soils (See #18 under General Notes on sheet C2). Please revisit the Construction Sequence. If access for construction of storm drainage system is through the two lots then #6 cannot be completed first. In #8 note the amended soils requirement prior to stabilizing and removing tesc measures. Decks will be considered impervious if one or more of the following apply: o Deck is made of “solid” material that does not allow rain water to run through it. o Deck has “slots” where rainwater can run through but the ground under the deck does not allow the rainwater to infiltrate into the ground The 6 inch PVC pipes coming off the southeast corners of the homes on Lot 7 and Lot 8 have · slopes of 54% and 40% respectively. Pipes with slopes of 20% or greater need to have pipe anchors. The yard drains where these steep sloped pipes tie into need to have solid lids called out. The infiltration "trench" calculations are not acceptable. The modeling assumptions used to · develop the pre-sizing tables assume a 2 foot wide trench, either 18 or 36 inches deep, with only the length of the trench as a variable. If the designer wants to use the a wider trench, then it need to be modeled per the Edmonds Stormwater Code Supplement. All infiltration trenches pre-sized, or modeled and designed by an Engineer must have: o Trench aggregate shall have a minimum void volume of 30 percent (1-1/2 to 1-3/4 inch washed rock). o The location of the overflow shall be above the washed rock trench. o Trenches located under driving areas must have 2 feet of cover from top of wearing course to the top pipe. There are significant discrepancies between the square footage show on the architecturals, the civils,and the square footage used in the stormwater system design. Below are some rough numbers showing the varying amounts. Please revise all plans, E72 worksheet, and stormwater system design calculations using the correct impervious surface total.
