During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Marie Harrison.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1.The location of the parking stalls cannot be approved as submitted as there is insufficient room

on the site for a car parked in stall #3 to turnaround on site prior to entering traffic in 196 St
SW.
a.Please review City handout E2.6.2 for an example of the on-site turnaround
requirements. In order for there to be sufficient turnaround area, a minimum of 35-feet
would be required from the west edge of the drive aisle to the west edge of stalls #1 &
#2.
b.You might also consider rearrangement of stalls #1 & #2 and the access aisle striping so
the access aisle is of sufficient width to allow for a vehicle parked in stall #3 to utilize
this space for turnaround purposes. A minimum width of 10-feet would be required.
