Upon review of the City street file for the property at 516 9th Ave S, the impervious surface calculations provided with your Nov 19, 2010 submittal are not correct. Please review the following information: Existing Pre 1977 impervious surface is 5161sf as noted. 1983 Garage 2002 Replace Deck 2002 Garage The three construction projects totaled 3507sf of Post 1977 impervious surface. In 2002 the total of 3507sf of impervious surface was mitigated by installing a detention system. The proposed impervious surface is 61sf (porch), 340sf (replacement of d/w) and 160sf (courtyard). So, with that information, your classification worksheet should be revised to reflect the following: Exempt Line #1 5161 Replaced #2 Non Exempt 3507 New #3 561 (porch, d/w & courtyard) Total #4 4068 sf The Classification box needs to be added to the plans. Notes on the plans as follows “2002 Detention System Installed (3507sf)” “Proposed Courtyard and D/W to be Pervious Pavement/Pavers (500sf)” DATE EMAILED 11/24/2010 PAGE ____ OF ___ 12 So the result is that only 61sf remains to be mitigated. Because this is such a small amount it can be either connected to the existing roof system or go to splash block. Please indicate on plans. (the roof drainage cannot be directed on to the proposed “pervious” courtyard. 4. Please provide manufacturers specifications for the installation of the pervious material(s) intended for the courtyard and the driveway. 5. Add note to plans: “Inspector must be present for installation of subgrade for pervious areas”. 6. Add note to plans: “All pervious materials shall be installed per the manufacturers specifications”. 7. Note on plans “All Disturbed Areas Shall Be Restored With Compost Amended Soils Per Detail T5.13 of The Stormwater Manual Chapter 5, Volume V.” **I will attach a blank classification worksheet for you to complete. You may make copies of the impervious surface box and attach to your site plans. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
