On behalf of the Planning Division, I have reviewed the above building permit application.
During review of the subject submittal, it was found that the following information, corrections,
or clarifications need to be addressed. Please respond to the following items, so that the review
can be completed:
Critical Area Determination:
1. There is not a critical area determination for this property on
file. All developments that will be disturbing soil are required to have a critical area
determination. It appears that the footings for the awning at the front of the residence will be
new and a thus a critical area determination is required. Please submit an application for a
critical determination. This may be done by filling out the attached application or an
application may be made online via the City’s online permit system located here:
https://permits.edmonds.wa.us/citizen/Intro.aspx?CONID=PT-LIVE.

a.Height rectangle: Since the deck on the rear of the house is a covered deck, the height
rectangle used to calculate the average grade must also encompass the deck. Please
revise the height rectangle and adjust the height calculations as needed.
b.Trellis: Please show the proposed new trellis on the site plan.
c.Setbacks: Please indicate the distance the structures on the property are located from the
property lines.
Elevation view:
3.On one of the elevation views please show the average grade, the maximum
height allowed, and the actual height.
