During review of the subject resubmittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: New comments in red. Plot Plan 1.:Plot plan submitted. Review of plot plan has identified additional comments. Please submit a plot plan for your proposal. See the handout #B57 for the information the needs to be included on the plot plan. Height Calculations 2.:Addressed. Elevation views 3.:Addressed. Setbacks: 4.On the plot plan submitted May 10, 2010, it appears that the proposed roof alteration would be located within the setback. Pursuant to ECDC 16.20.040.B, eaves may extend into the required setback not more than 30 inches. The scale of the plot plan could not be determined as it appears to be an enlargement of a plan used for a previous building permit application. However, it does appear that the eaves are extending more than 30 inches into the required setback. On the original plot plan for the residence submitted in 2001, it shows the house is not parallel to Edmonds Street, but rather sits at a bit of an angle. These plans also show that the southeast corner of the garage is located right at the setback. So extending the roof out to line up with the garage and the second story (as it appears you are proposing) would put the proposed roof addition in the setbacks. Please revise the plans so that the proposed roof alteration is not located within the setback. Please identify the scale of the plot plan on future resubmittals.
