During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: Illumination 1.: The project site is located within the City of Edmonds Downtown Activity Center and the City’s sign code has special conditions for internally illuminated signs within this Activity Center a.Wall Signs: Pursuant to Edmonds Community Development Code (ECDC) 20.60.020.M.2, internally illuminated signs within the downtown area may only light the letters; the background of a sign face may not be illuminated. The building plans for the signs indicate LED lights will illuminate the light green portion on the bottom of the sign. This design is inconsistent with the requirement of ECDC 20.60.020.M.2 which only allows the illumination of the letters. Please revise the plans to remove the illumination of the bottom face of the sign. b.Monument Sign: Internally illuminated monument signs are not permitted within the Downtown Activity Center according to ECDC 20.60.020.M.3 which states that internally illuminated signs in the downtown area must be mounted on the wall of the building. Monument signs may be externally illuminated however. Please revise the plans to remove the internal illumination of the monument sign. Sign Area 2.: Pursuant to ECDC 20.60.025.A.1, the maximum total permanent sign area for the BD zone is one square foot of sign area for each lineal foot of wall containing the main public entrance. The elevation plans submitted with the sign permit show 74 lineal feet of wall (including the bump out on the eastern facade) which translates to 74 square feet of allowable sign area which can be divided between the three signs. The two wall signs are 30 square feet each and the monument sign is 16.875 square feet for a total of 76.875 square feet, more the two feet over the maximum allowed. Please revise the plans so the square footage of the signs total no more than 74 square feet.
