RE: 23728 80th Court West (Wong) Tree Damage - Residential Framing Repair 2/18/2011 11011-0063 Our office visited residence located at 23728 80th Court West in Edmonds on December 23, 2010 to review tree damage to the structure. The structure is a wood framed, residential structure. The damage to the structure was limited and was isolated primarily to the roof. Based on our review, it appears that the damage from the tree impact had only limited affects on the integrity of the structure and that the damaged framing can be repaired. Primarily the damage observed and repairs are: • Damage to the supporting header, truss girder, and three infill girders at the bedroom in the northeast comer of the house. These repairs are outlined on the attached sketches (SSK1- SSM). • Damage to the southern truss girder over the bedroom in the southwest comer of the house. These repairs are outlined on the attached sketches (SSK1-SSK3). Note: sheetrock was not completely removed in this area at the time our visit; the wall and roof framing should be reviewed for further damage once the sheetrock is removed. • The supporting beam at the deck (northeast corner) was broken and should be replaced with a new beam (size and grade to match existing). • The deck railings were damaged and should be repaired or replaced to match the existing. New wood framing should be DF#2 or better (except as noted on the sketches) and should be well seasoned (dry) to limit wood shrinkage and twisting. New sheathing should be replaced and re -nailed with similar sheathing and nailing patterns. The contractor shall provide finishes, waterproofing, and other non-structural items. These recommendations are made based on the conditions visible at the time. Should damaged conditions occur which are not described in this report, our office should be notified immediately.
