Additional note: All plans (Arch, Landscape, etc) showing the project site must be consistant. For example, all plans should show the proposed sidewalk on Paradise Lane. GENERAL 1. 5/31/11 Not Complete. Items that have a lineal footage or per each unit measurement need to be itemized so the City can verify costs and quantities. I have attached the King County bond quantity worksheet which the City does accept as current market costs. Please provide an itemized cost estimate, including units and unit prices, for both on-site and off-site (right-of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond will o Be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. This includes all parking lot and frontage improvements, including signage, striping and dimensions. Dividing this information across several plans only opens up avenues for construction errors. Regarding referenced phone conversation: All items in comment list must be included on this plan. The Arch site plan can be used as a base to add this information if desired and included in Civils. Per Email dated 4/25/11 and subsequent conversation with Lucas rockeries are not allowed in the right of way. It was discussed that the rockery could be replaced by a retaining wall accompanied by an encroachment permit (required for structures in the right of way). Please revise all plans to show the existing rockery to be removed and the proposed changes. Rockeries are not allowed in the right of way. All rockeries on private property are required to be set back from the property line a distance equal to the height of the wall. A rockery is one rock piled on another rock. A single landscaping rock is not considered a rockery for these purposes. In this circumstance only the rockery that is above the grade of the sidewalk (which may be none) or landscaping area would be considered as height in the distance to height requirement. Landscape rocks will be reviewed for site hazard and interfering or creating a hazard for pedestrians. : PARKING LOT 17. 5/31/11 OK, add reference to Architectural Site plan for lot dimensions and striping. 18. 5/31/11 OK 19. 5/31/11 Not Done. Add “Work Ahead” and “End of Construction” sign for eastbound traffic on Edmonds Way. 3. Add sign for indicating possibility of traffic stopping ahead east of construction on Edmonds Way as there may be slow downs or stops related to traffic ingress and egress at Paradise and Edmonds Way. 4. End of construction signs should be added after all traffic control areas. th 5. Please add traffic control for southbound traffic on 6 Pl S. 6. At intersection of Paradise and Edmonds Way, the southbound traffic lane on Paradise is shown as being reduced by 5 ft. Add cones to center line to define lanes. Verify that a minimum 10ft lane remains for both directions. If not attainable, provide flagger control. 7. Add warning of work ahead on the one way (northwest) lane of Paradise adjacent to island at stop/yield line, the intersection of Paradise and Paradise. (This refers to the first entrance to Paradise from Edmonds Way prior to island.) 8. Sidewalk closing and pedestrian traffic control was not addressed on the plans. Please add to plan control measures consistent with WSDOT requirements. Please resubmit a written response to all comments and 3 copies of the revised plans/documents to a Development Services Coordinator.
