Duane Landsverk th 21118 66 Avenue West Lynnwood WA 98036 RE: Planning Division comments for file BLD20110160 (Landsverk SFR) Greetings, th Thank you for submitting a building permit application for a new single family home at 8504 184 Street SW in the RS-10 zone. I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Site Plan: a.Deck: It appears as though the deck was once on the site plan but has since been erased.Please include the deck on the site plan, as well as the measurement from the deck footings to the property line. Also, please include the deck dimensions on the site plan. b.Topography: Please show the topography contours in two foot intervals on the site plan (both original grade and proposed grade, if applicable). Please label them with numbers that correlate to your height calculations. c.Grading: How much grading is proposed? Please include both cut and fill figures. Please be aware that if you exceed 500 cubic yards of either cut or fill then review under the State Environmental Policy Act (SEPA) is required, along with an Environmental Checklist and review fee. d.Setbacks: Please label all setbacks on the site plan, which are measured from the property line or vehicular access easement.Structures must be shown at least 25’ from the north property line, 10’ from the sides, and 20’ from the south property line. It appears that the house is situated on the property so it does not meet the minimum 20’ rear setback. Please see page 5 of the enclosed staff report for details. It appears you will have to revise the house plans as necessary to meet code. e.Property: Please review the enclosed short plat map and revise the property line dimensions, as well as the area of the property. 1 | Page f.Overhang: Please include the roof overhang on the site plan (dashed line works well). g.Height Calculations: The locations of the height calculation points are unclear. Please clearly mark these points with a “dot” so that we can determine that you are (1) enclosing the building with the “smallest rectangle” and (2) that the height calculation points match up with your original grade topography lines. 2.Elevations: Please confirm that no chimney is requested. The height of chimneys is calculated in ECDC 21.40.030.D.4, so if you would like to add one, we’ll just need to make sure it meets the height exception provided in the above code section.
