Duane Landsverk 21118 66 th Avenue West Lynnwood WA 98036 RE: Planning Division comments for file BLD20110160 (Landsverk SFR) Greetings, Thank you for re-submitting a building permit application for a new single family home at 8504 184 th Street SW in the RS-10 zone. I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. A.Grading: How much grading is proposed? Please include both cut and fill figures. Please be aware that if you exceed 500 cubic yards of either cut or fill then review under the State Environmental Policy Act (SEPA) is required, along with an Environmental Checklist and review fee. The site plan indicates “120 yards to remain on site” but we do need the breakdown of cut and fill – thank you. B.Property: Please review the enclosed short plat map and revise the property line dimensions, as well as the area of the property. We’ll exclude the vehicle access easement from the lot coverage calculations (you’re still going to be fine, but we do need the numbers to reflect what was recorded on the survey). C.Height Calculations: Please confirm the elevation of “point C” (361.10), because it is located on the 360 contour line – kindly adjust the height calculations accordingly.
