I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Setbacks: Please make the property lines bold on the site plan so that setbacks can be easily determined. Also, kindly note the setback dimensions on the site plan. For this site, all structures must remain 20’ from the “street” property line (north and west) and 5’ from the “side” property lines (south and east). Please clearly show this on the site plan. 2.Height Calculations: The height calculations on the site plan differ from the figures provided near the height rectangle on the site plan. For example, point “D” is shown as both 100.5 and 101.5 which will throw off the maximum height. Please take a look and confirm which numbers to use and update your elevations and site plan with the correct figures accordingly. 3.Stairs/Deck: Please show the west stairs and deck on the site plan. 4.ADU: Would you like to have an Accessory Dwelling Unit (ADU) in the home? The first floor seems to be set up for this secondary use. Please review the enclosed handouts on ADUs and let me know if this is a land use permit that you’d like to pursue. If not, clearly label “NOT AN ADU” on the floor plan living area near the bar/sink area.
