Thank you for submitting a building permit application for a new single family residence at 220 7
in the RS-6 zone. I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before the Planning Division
review can continue.
1.Height Calculations: The site plan shows the “ACTUAL” height as 123’6” but the elevations show 125’6”. I
redlined the site plan for you to match the elevations. Please let me know if this is okay/accurate or revise as
necessary to make the numbers consistent. I also made the height rectangle points more visible (especially
point “B”).
2.Lot Coverage: The maximum lot coverage in single family zones is 35%. The lot area is 9900 square feet, so the
maximum lot coverage is 3465 square feet, which includes all buildings and structures (the footprint). Please
label the areas of all decks, stairs, and the building footprint (including garage) to ensure that the coverage
remains under 3465 square feet. The old site plan was close, but the new site plan looks very close to the
maximum. Please label and clarify.
