During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City
Department / Public Works / Engineering Division:
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
1. Will the existing driveway be retained for a temporary construction entrance during
construction?
2. Please note the location of the nearest fire hydrant on plan and the distance between the
property line and the hydrant.
3. An assessment of the condition of the existing curbing and sidewalk will be determined on
site by the engineering inspector. Curb or Sidewalk in poor condition shall require
replacement.
4. On worksheet, grading is noted as 360 cyds. Please revise.
5. Please note proposed driveway material.
6. Please provide a traffic control plan for the times that you will be working or have vehicles
blocking the alley.
Stormwater :
1. Detention system sizing is not consistent with City of Edmonds standards. For 4000sf of
impervious surface the pipe length must be 91 when using 18 pipe. Please review
Handout E72 A for sizing requirements.
2. System shown on plans is 40 long though called out as 81. Please revise.

3. Please correct discrepancies between slope and pipe type noted on system detail and
called out on plan.
4. Please note invert elevation of pipe at connections
5. Please provide manufacturers specifications for pump.
6. Force line is not permitted in the right of way. Please install a catch basin at the property
line in order to gravity into the right of way to connect to the City stormsystem.
7. The runoff from the driveway must be connected to an on-site stormwater system. Please
show how the portion of driveway adjacent to the alley will be connected.
8. Please call out connections of tightline/roof drains to storm system. Provide invert
elevations.
9. Call out invert elevations both East and NW for CB #1 and also SE and NW for YD #1.
10. Call out length and material for pipe between YD #1 and CB #1.
11. Call out invert elevations for grate drain, and length of pipe between it and YD#1.
Water:
1. Call out size of water meter.
2. Call out size of water service line. Please note if replacing existing line. For fire sprinkling
requirements water line on property must be 1.
Sewer:
3. Show 4-6side sewer clean out at house connection and 6 clean out at property line.
Clean out at property line is required to have a 12 locking cast iron lamphole cover.
Please note on plans.
4. Add invert elevations at both clean outs and call out length of pipe to verify that the
minimum slope of 2% is achieved.
5. Sidesewer may have 1 ½ cover if using SDR 35 but if not able to achieve that then ductile
iron must be used. Cover of ductile iron can be minimal.
6. Please add both notes to plan:
If re-using existing side sewer (from property line to house): Property owner must have
condition verified and provide a report to the Public Works Department.
If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmonds Sewer Division at 425-771-
0236.
