During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: Setbacks 1.: The subject property is zoned RS-20 (Single Family Residential). The setbacks for RS-20 are: Zone Minimum Street Minimum Side Minimum Rear Setback SetbackSetback RS-20 25 feet 35 feet & 10 feet 15 feet 1 1: Thirty-five feet total of both sides, 10 feet minimum on either side. Structures over three feet in height are required to meet zoning setbacks. While the site plan submitted with the application does not have an identifiable scale, it appears the entire northern portion of the entry gate would be within the minimum 10 foot side setback for the RS-20 zone. In order to comply with the zoning setbacks this side of the entry gate must be reduced to no more than three feet in height. Alternatively, fences are not required to meet zoning setbacks, but can be no taller than six feet in height. The entry gate could be redesigned as a fence no more than six feet in height and be placed in the proposed location. Please revise the entry gate plans so the gate complies with the zoning setback requirements. Feel free to contact me if you have any questions.
