On behalf of the Planning Division, I have reviewed the above building permit application.
During review of the subject submittal, it was found that the following information, corrections,
or clarifications need to be addressed. Please respond to the following items, so that I can
complete my review:
Setbacks
1.: The subject property is zoned RS-12 (Single Family Residential). The setbacks
for RS-12 are:

The subject property is a corner lot so it has street setbacks from 173 Street SW and 77
Avenue W and side setbacks from the northern and western property lines.
The site plan indicates that the southwest corner of the proposed deck is nine (9) feet from
the western property line and thus does not meet the required 10 foot zoning setback.
Please revise the plans so the deck complies with the zoning setback requirements.
