On behalf of the Planning Division, I have reviewed the July 8, 2011 resubmittal of above building permit
application. During review of the subject resubmittal, it was found that the following information,
corrections, or clarifications need to be addressed. Please respond to the following items, so that I can
complete my review: New comments are in red.
Setbacks
1.: The subject property is zoned RS-12 (Single Family Residential). The setbacks
for RS-12 are:

The subject property is a corner lot so it has street setbacks from 173 Street SW and 77
Avenue W and side setbacks from the northern and western property lines.
The site plan indicates that the southwest corner of the proposed deck is nine (9) feet from
the western property line and thus does not meet the required 10 foot zoning setback.
On the original site plan, the deck on the west side of the house was shown as 14 feet wide
and the setback to the property line as 9 feet. On the July 8, 2011 resubmittal, the setback
has been changed to 11 feet, but the deck is still shown as 14 feet where as the deck should
be 12 feet in width to correspond with the increased distance from the property line. Please
revise the site plan and the deck plans to accurately depict the deck that will be constructed.
