The following pre-application has been evaluated under the 2009 International and
Edmonds Community Development Codes.
1. Callout separate addresses with separate buildings: 23014 Edmonds Way (North
building) multi-residential & 23020 Edmonds Way (South building) mixed use. G-
000 and G-001.
2. Callout permits required for project: Fire Sprinkler and Standpipe, Fire Alarm, Fire
Connection, Fire Protection Footprint (example attached). G-001.
3. *IMMEDIATE: Fire Connection permit must be submitted at the same time as your
civil engineering plans and coordinated therein. Fire connection permit is required
for the installation of the underground supply for your fire protection systems.
Underground design must be stamped by registered PE or a Level III (WA) fire
sprinkler contractor AND the installer must also stamp the plans. The installer must
be either Level III or Level “U” fire sprinkler contractor licensed by the State. RCW
18.160.070 / RCW 18.27.110
4. Callout “Knox fire department lockboxes required for each buildings, contact Fire
Marshal at 425.775.7720 for ordering procedures.” G-001
5. Class I fire standpipe required at south building, see IFC 905.3.1. Incorporate
standpipe design into fire sprinkler submittal for 23020 south bldg.
6. On 10/14, Chris helped clarify that North building open parking is designated “S2”
occupancy type not “U”. Relabel, recalculate and update KEY NOTES for “S2” G-
001 and G-013.
7. Call out IFC 903.3.1.1 (NFPA 13) system required for both North (residential) and
South (mixed) buildings. Applies to North building due to non-separated use design.

9. References for G-003 KEY NOTE #6 are not recognized.
10. IBC 3002.4 requires where elevators are provided, and when there are four or more
stories above grade plane, elevator cars shall accommodate ambulance stretcher
24”x84” and shall be so identified with star of life. Confirm elevator car
specifications meet these requirements. G-003 and A-321
11. Fire lane shall be striped on both boundaries with 4” yellow perimeter or curb
striping and identified with words “FIRE LANE – NO PARKING”. Letters shall be
12” high with 2” stroke spaced 50 lineal feet on alternating insides of lane. AS-104
12. All building spaces such as riser rooms where wet sprinkler pipes are present shall
be heated and insulated sufficiently to maintain minimum 40 degrees F. and avoid
freezing conditions. A-101 and A-111.
13. Sprinkler design notes: refuse shaft(s) and terminal room(s) require sprinkler
protection as well as balconies and deck areas with decks above. G-003 KEY
NOTE 28 & A-321.
14. For fire hydrants: install 4” Storz (1/4 turn) coupling adapter for public hydrants
serving this project in accordance with COE standard detail E7.1

15. New and existing buildings shall have approved address numbers, building
numbers or approved building identification placed in a position that is plainly legible
and visible from Edmonds Way. Address characters shall be Arabic numerals or
alphabet letters, and contrast to their background field. Numbers shall be a
minimum of 6 inches high with a minimum stroke width of ¾ inch and visible from
public way. ECDC 19.00.025O A-201 and A-211.
16. Provide stair identification signage each floor and all stairs (incl roof access) to
specifications identified in IFC 1022.8. A-311, A-321, A-322

20. Provide and callout illuminated exit signage along common egress routes and
where specified by IFC Section 1011
21. Provide and callout means of egress illumination in hallways, common routes of
egress and where specified by IFC Section 1006.
