RE: Planning Division comments for file BLD-2011-0566/0567 -- GRE Mixed Use Project
Greetings,
Thank you for submitting a building permit application for a mixed use project at 23014 Edmonds Way in the RM-EW and BC-EW zones. I have
reviewed the above building permit application for the Planning Division and it was found that the following clarifications will need to be
addressed before the Planning Division review can continue.
1.Landscaping Bid: Please provide a landscaping bid or estimate that covers labor, materials, and automatic irrigation so that the planning
inspection fee and landscaping maintenance bond amounts can be determined.
2.Street Trees: The Engineering Division and Parks Department have determined that the appropriate street tree species for this
neighborhood is 3” caliper Acer Rubrum Bowhall Maple spaced 40’ on center. The species shown is 2” Red Sunset Maple 30’ on center.
Please revise the site plan, landscape plan, and any other affected sheets, as necessary.
3.Height Bonuses: Please clarify how the two buildings are taking advantage of the height bonuses allowed in the RM-EW and BC-EW codes.
For the ADB process, I believe there was a sketch that showed this quite clearly, so providing a similar detail next to an elevation view
(taking into account the new roof pitch) would be perfect.
4.Elevator: If an elevator penthouse is proposed in the south building, please be aware that it would need to meet the height limit.
5.Height Rectangle: Please redline the height rectangles on the site plans. Feel free to notify me when you come down so I can meet with
you and be sure we’re on the same page.
6.Height Limit: Please redline the elevations to include “average” grade, “actual” height, and “maximum” height. Some figures were
provided, but they’re in the 300s while the height calculations are in the 100s.

7.Building Step-backs: Please redline the site plan for the south building to clearly show the “step-back” area from the street to the 3 and

4 stories of the building.
8.Geotechnical Report: Please submit an updated geotechnical report (or addendum) that addresses the criteria in ECDC 23.80.070.A.3
(design standards for erosion & landslide hazard areas). Feel free to have your geotechnical engineer contact me directly if they have any
questions.
