During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
Site Plan:
1)It appears that the impervious surface area added to the lot after 1977 is 2,385 sq ft.
a.When 2,000 sq ft or greater of impervious surface area has been added to the lot after 1977
a stormwater management system must be installed to handle the amount of surface water
runoff in the amount added after 1977. For example, from the provided information you
must install a stormwater management system to handle a minimum of 2,385 sq ft. Please
refer to Handouts E72, E72a, and E72b.
2)Please show the stormwater management system on the Site Plan.
a.Please show how 2,385 sq ft will be collected and distributed to a stormwater management
system.
b.Please show all rim and invert elevations of pipe connections at all storm structures so that
pipe coverage and slope can be verified.
c.If the proposed stormwater management system will result with the water infiltrating into
the ground, a soils infiltration rate will need to be obtained by a licensed geotechnical
engineer per the Edmonds Stormwater Supplement.
3)Per Edmonds Community Development Code (ECDC) 18.80.060, please show that the existing
gravel driveway will be paved asphalt from the edge of the existing street a distance of 20 feet or
to the edge of the property line, whichever is greater.
4)Please show all temprorary erosion control.
Please resubmit 3 copies of the revised site plans and associated documents with a written response to
