During review of the submitted documents, it was found that the following information, corrections, or clarifications are needed. Please submit three (3) sets of revised plans/documents with a written response to each of the items below to Linda Thornquist. City of Edmonds handouts and standard details can be referenced on the City website under Permit Assistance. Review 1 - September 30, 2011 Review 2 – November 29, 2011 1)9/30/11 comment - Please address the following comment regarding the site plan, as noted in the Planning Division comments: The site plan submitted is not accurately scaled. Use a survey or the proposed development plan from the associated short plat (S-07-76) as a base map and show the proposed improvements on that. November 29, 2011 – Please provide a scaled drawing showing the location of the cabana. The location of the cabana is not consistent between the 3 plans submitted. Label property lines, easements, etc. 2)9/30/11 comment - Please accurately show easements and utilities on the property. November 29, 2011 – One of the plans provided (Plan 3?) does show utilities (some areas note questions), but it does not show easements and it also indicates a 7.5’ public alley which no longer exists. Please revise to accurately show on one plan existing utilities, easements and connection points for proposed utility systems. 3)9/30/11 comment - Indicate any utility services that will be run to the cabana. Show location and point of connection as applicable. Please note, the hot tub shall not have a direct connection to the sanitary sewer system. November 29, 2011 - Please refer to comment #2 above. 4)9/30/11 comment - Please address the following comment provided by Linda McMurphy, Water Quality Specialist: Please show on plans how you will fill the hot tub. If it is an auto-fill system then a RPBA will be required. If filling with a garden hose then an anti-siphon device shall be provided on the faucet you intend to fill from. Please revise plans to include notes as needed and show location of the backflow assembly. November 29, 2011 – Thank you for indicating the hosebib with anti-siphon device on the plans. Please also add a note that specifically indicates filling of the hot tub via a garden hose. Currently that is only mentioned in the response letter. ok 5) 6)9/30/11 comment - Impervious surface areas on the site shall be tracked using the following chart. Please include this chart in the plan set and provide details regarding the stormwater management system for the site. November 29, 2011 – It is understood that a detention system waiver was approved for the short plat, however, along with the adoption of the new storm code we are requesting all sites track the amount of impervious surface area created in the following chart and include with the plan submittal: IMPERVIOUS SURFACE CHART Line Type Area (square feet) 1. Non-Regulated Exempt Regulated 2. Replaced 3. New (Post 1977) + Total Regulated Impervious Area = 4. Mitigation required if in excess of 2000sf - 5.
