During review of the subject submittal,it was found that the following information, corrections, or

Site and Grading Plan

5.Please remove the note of ‘2917 sq ft existing structures to be removed’listed in the impervious areas.
The 2917 sqft of impervious surfaces will not be remaining; therefore, it has no impact on the
impervious surface calculations.
6.During the short plat improvements, Phase I, a portion of Water St was widened and a storm line was
installed. Please show these improvements as installed underthe short plat.
7.Please remove all proposed utilities from the site and show them on the Drainage Plan.
8.Please remove any driveways, structures, impervious surfaces thatare to be removedfrom the Site Plan.
The Site Plan should show only what is intended to remain onsite once the project is finaled.
9.Please indicate removal of the existing driveway approach on the Site Plan.
10.Please show the frontage improvements to be completed as approved under the short plat.
11.Please label the material to be used for the driveway.
12.Portions of the driveway within the right-of-way shall be asphalt. Please show asphalt from the property
line to the edge of the paved road.
13.Show all existing and proposedprivate and/or public easements on the Site Plan.

Storm Drain Plan
1.Please revise the title to ‘Drainage, Utility, TESCPlan’.
2.Please remove the title of detail, ‘Stormwater Detention Plan’.
3.Please remove the remaining portion of the title (also removed on the Site & Grading Plan) at the top of
the page.

4.Please note that all new utilities must gounderground.
5.Please show the sewer from the house to the main.
a.If the sewer main is to be extended, please submit drawings and associated details for review and
approval .
6.Please show a 6” cleanout at the property line with a 12” cast iron lamphole cover with ½” hexbolts.
7.Please show a cleanout within 2’ of the house and any additional cleanouts that are required.
8.Please provide invert elevations for all cleanouts.
9.Please provide the elevation where the side sewer will connect to the city sewer main line.
10.It is unclear if the water service line from the house to meter is being shown. Please revise plans so that
they water service line is clearly shown.
11.Please add a noteofthe size and propsed pipe material of the water service line.
12.Please noteon the plans that the water service line will be a minimum of 160 PSI, with minimum of 18”
of cover, with a 12 gauge tracer wire grounded at house and meter.
13.Please show the proposed location of the water meter with the backside of the water meter at the
property line.
14.Please add a note to the plans that the water meter will berelocated to the property line by the City of
Emdonds, Water Department.
15.Please show the additional utilities from the property line to the house. This is to verify that
power/gas/cable, etc maintains a 5’ separation from sewer and water.
16.During the short plat improvements, Phase I, a portion of Water St was widened and a storm line was
installed. Please show the extension of the storm main as approved under the short plat.
17.Please provide rim and invert elevations for all pipe connections toeach catch basin.
18.Please provide invert elevations for tightline (at house) to verify coverage and slope.
19.Please provide invert elevations for the footing drains (at house & connection point) to verify coverage
and slope.
20.Please add the impervious surface chart (as requested above) to the Drainage and Utility Plan.
21.Per the impervious surface calculations, the total impervious area is 4827 sq ft. The pipe proposed 32’
of 30” diameter pipe. This proposed system is designed for up to 4500 sq ft of impervious surface water
runoff. Please refer to Handout #E72A for pipe sizing requirements and revise plans accordingly.
22.There is a note on the plans that states the following; ‘Provide drainage swale near property line to not
allow water to flow onto adjacent property’.
a.What is the use of the swale intended for (i.e. erosion control, storm system, etc)?
b.Please show the location of the swale on the plans.
c.Please show a detail of the swale.
d.Please note where the water in the swale will be released to.

23.Please remove any driveways, structures, impervious surfaces that is not proposed from the Drainage
and Utility Plan. The Drainage and Utility Plan should show only what is intended to remainonsite once
the project is finaled.
24.Please remove the existing driveway approach from the Drainage and Utility Plan.
Please resubmit 3 copies of the revised plans/documents to a Development Services Permit Coordinator.
