RE: Planning Division comments for file BLD20110873 -- Sunset 100 (mechanical equipment)
Greetings,
Thank you for submitting a building permit application for an mechanical equipment at 121 Sunset Avenue North
(“Sunset 100”) in the OR zone. I have reviewed the above building permit application for the Planning Division and
it was found that the following information, corrections, or clarifications will need to be addressed before the
Planning Division review can continue.
1.Setbacks: The mechanical equipment duct appears to be within the required setback area (M0.1). The
minimum setback in the OR zone is 5 feet from any structure to the north/south side property lines. Please
revise as necessary and provide the setback distance on the plans.
2.View Corridor: It appears as though any new ductwork along the side of the building would infringe on the
view corridor that the Architectural Design Board (ADB) approved. Please sketch up a perspective or elevation
view showing how the new mechanical equipment would be viewed from the street (Sunset Ave N). It should
not be visible to passers-by and should be camouflaged from view. That said, the maximum height in the OR
zone is only 25 feet, so any roof-top equipment would need to be shown to meet the height limit. Any
substantial change to the originally approved plans (especially as viewed by pedestrians along the street)
would need to go back through the ADB for approval.
