I have reviewed the above building permit application for the Planning Division and it was found that the following will need to be addressed before the Planning Division review can continue. 1.Temporary A-Frame Signage: Please be aware that the temporary A-frame sign that you noted on the application has strict placement requirements (ECDC 20.60.080). They are not to be displayed for more than 60 days in any calendar year. For example, some businesses choose to only set out their A-frame sign on certain days of the week. Only one temporary sign is permitted. 2.Tenant Space: How wide is the tenant space? What is the area of suite G? Please submit a floor plan so we can document the amount of signage permitted. There is no evidence that tenants in the past have applied for a sign permit, so I don’t have any useful information on file. 3.Wall Signage (BD1 Design Standards): Unfortunately, the sign does not appear to meet the specific requirements of the BD1 zone in which this site is located. I’ve copied/pasted applicable sections of this code below (ECDC 22.43 Design Standards for the BD1 Zone). Please read through this section and re-design as necessary. With your re-submittal, please provide a narrative describing how you feel the revised proposal meets the required design standards in ECDC 22.43. 4.Window Signage: As an inexpensive and quick alternative to installing a wall sign, I wanted to let you know that we do allow window signage. The maximum area of window signage is one square foot per each lineal foot of window frontage. So, for example, if you have a window that is two feet in width, you could have a two square foot window sign. Six feet of window width would allow for a six square foot sign. A window sign would be attached to or affixed to a window (typically businesses use vinyl stickers or a sign could be placed behind the window). Please let me know if this is something that you would be interested in. This is something I could approve over the counter (instead of a wall sign) if you have the window width measurements available (ECDC 20.60.035). A.Intent. 1.To integrate signage and weather protection with building design to enhance business visibility and the public streetscape. 2.To provide clear signage to identify each business or property, and to improve way-finding for visitors. 3.To protect the streetscape from becoming cluttered, and to minimize distraction from overuse of advertisement elements. B.Standards. 8.Signage should be designed to integrate with the building and street front. Combinations of sign types are encouraged, which result in a coordinated design while minimizing the size of individual signs. 9.Blade or projecting signs which include decorative frames, brackets or other design elements are encouraged. This type of detail can be used to satisfy one of the required elements under ECDC 22.43.030(B). 10.Use graphics or symbols to reduce the need to have large expanses of lettering. 11.Instead of broadly lighting the face of the sign, signage should be indirectly lit, or backlit toonly display lettering and symbols or graphic design. 12.Signage should be given special consideration when it is consistent with or contributes to the historic character of sites on the National Register, the Edmonds Register of Historic Places, or on acity council-approved historic survey. 13.Signage shall include decorative frames, brackets or other design elements.
