On behalf of the Planning Division, I have reviewed the above building permit application.
During review of the subject submittal, it was found that the following information, corrections,
or clarifications need to be addressed. Please respond to the following items, so that I can
complete my review:

Handrail
1.: The Corpus Christi Chapel at 204 6 Avenue North is located with the RM-1.5
zone which has a proscribed street setback of 15 feet. The chapel is well within the required
zoning setbacks and is considered a nonconforming building pursuant to Edmonds
Community Development Code (ECDC) 17.40.020. Expansion of nonconforming structures
is prohibited, while ordinary maintenance and repair of nonconforming structures are
permitted as are alterations required to meet health and safety regulations. With the
replacement of the ramp, the church is proposing to install a new guard rail the length of the
ramp and on the porch. The building code requires a handrail along ramps with a six inch or
greater rise. In order to minimize the new structures within the proscribed zoning setback,
limit the new railing to just the handrail required by the building code. Please revise plans to
include only the handrail (i.e. the rail and support structures without the extra slats).
