Alley shall be paved for 20 feet beginning at alley entrance off 3rd Ave N. Stormwater/Utility Plan: Please note the third plan submittal will have the review response time allowed for a first review due to the large amount of time spent reviewing a plan that was not an accurate representation of the project requirements as provided in Code, Handouts and Supplements and commented on in the first set of review comments provided on March 6, 2012. Stormwater: 1. 5/15/12 Not Done. The site plan was not measuring out consistent with the 1/20 scale so I used the architectural since the measurements are all referenced to the plan. For the total roofline, I added the footprint of the house and 1’ 6” eves. The total roofline is 4030. Adding the two concrete pads shown on the Architecturals, the two driveways and the sidewalk, the total impervious surface on the proposed plan is 5719.97. Using pervious pavement does not remove the area from the impervious surface calculations. Pervious payment is a low impact development stormwater measure. The driveway counts towards impervious surface but then will be mitigated using LID. See the worksheet in the Stormwater Handout E72. When you complete the worksheet, you will see also that since this site is over 5000sf of proposed impervious surface it is now considered a Small Site Cat 2 project. Category 2 sites are not able to use the handout’s simplified sizing tools for any storm system. The system must be designed by a civil or geotechnical engineer. Please review the Stormwater Supplement, also Appendix C, the Handouts E72, E72a and b to learn all the requirements under the 2010 Storm Code. Please resubmit a new drainage plan meeting all the requirements. A measurement from the site plan of the proposed impervious surfaces does not agree with the impervious surface calculations stated on the plans. Please re-. calculate and revise on worksheet and plans. 2. 5/15/12 Not Done If the proposed impervious surface exceeds 5000 sf then the project is categorized as a type 2 small site. Category 2 sites required a storm drainage report and a storm system designed by a licensed engineer. Please review chapter 5 of the Storm Water Supplement available on the City Website to review the code requirements. 3. 5/15/12 Not Done If the recalculation shows that the proposed impervious surface is under 5000 sf, then simplified sizing from the chart in Handout E 72A may be used. Storm system must be designed as shown in the detail examples included in the handout. 4. 5/15/12 Not Done. Applies to any type of storm system proposed including the new plan’s infiltration and drywell system. Also see LID Handout E72 C for all the requirements for low impact development systems. Provide a detail of each. Provide all information required to adequately size and construct. Provide a detail showing the full detention system that is proposed. In the right of way, please label the new catch basin to be installed to connect the property system to the City system. The current plan shows the use of Type IL basins collecting the runoff from the driveways and the downspouts. Is a large catch basin used to meet elevations and provide slope or another specific need? Please label the square adjacent to the east side of the driveway and the north side of the house. If impervious, verify that the area has been added to the impervious calculations. Show on plans how runoff from this area is collected. 10. 5/15/12 Not Done. Please respond to question. Is the area labeled uncovered deck pervious or impervious? If the deck has a concrete slab or there will be gravel beneath it then it is considered impervious.
