All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to Engineering Handouts for all Engineering Requirements. 1. Please include details of each proposed erosion control measure that is consistent with City of Edmonds standard details. (Adding C of E details directly to the plan set is fine). 2. Show location and extent of each measure to be installed on the site plan. 3. Please show the utilities (i.e. gas, water, sewer etc.) from the property line to the house. 4. North arrow on plan is pointing south. Please revise. 5. If the garage is a two door garage then the minimum width at the right of way (property line) is 24 ft. Please revise plans. 6. Architecturals show a 2 ft overhang for the roof. All impervious surface calculations must include the roof overhang. Please revise impervious surface calculations. 7. Please include the new stair ways on either side of the connecting structure to the impervious surface calculations. Please call out on plans as proposed. 8. Note dimensions on plan of area of structure connecting existing house to garage. 9. Please add note to plans “Existing shed, sport court and driveway shall be removed and areas shall be compost amended consistent with the City of Edmonds E72 c Handout.” DATE FAXED/E-MAILED 7/2/2017 PAGE ___ OF __ 12 10. Add note to plan “Pavers shall be installed from garage to property line. Area from property line to edge of road shall be asphalt.” Also show edge of road and show area that will be asphalted. 11. Is there an existing sidewalk on the property line along Spruce St? If so, please show sidewalk on plans and show that the driveway entrance shall be constructed to provide accessible “wings” on either side of the driveway. Please add City of Edmonds Standard Detail E26 to plans. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
