During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
1. Sheet A 4 does not match A 25. Please revise plan(s) and impervious surface calculations
(e.g. parking pad shown as 13 X 44 sf on A 4 and 11 x 14 sf on A 25, also pad for trash not
shown at all on A 25.).
2. The area between the garage and the pool room area was shown as a deck in 1980 when
the pool rm/deck was construction (plan attached). The conversion of that area to
impervious surface was done sometime after 1980 so must be counted as post 1977
impervious surface. With the addition of this area of impervious surface and the areas
mentioned above, the project becomes regulated by Edmonds Community Development
Code Chapter 18.30 since it consists of over 2000sf post 1977 impervious surface. Please
revisit the Stormwater Worksheet and submit with a storm water plan.
3. The parking pad is shown sloping to the alley. Runoff from the new impervious areas
cannot be directed to public right of way.
4. Provide a construction detail of the retaining walls proposed on the plans. Include drainage
details and location that drainage will discharge.
5. Sheet A4 states that the stepped retaining wall around the parking pad will be 17 ft above
the grade of the paved alley. Please provide a detail showing the height of the wall and the
height of the fence. Show where the grade will fall along the wall.
6. Please add a description of the work to be done on the plan sheet.
7. Show utilities (e.g. gas, water, sewer) from property line to house.
8. Please show the trees that will be removed along the alley for this project.
9. Note on plans “Prior to tree contractor shall call 425-771-0220 x-1326 to call for an
engineering inspection to determine how to protect the alley during tree removal.”
10. Note on plans “All disturbed soils not covered by impervious surfaces as a result of this
project shall be compost amended.”

11. Please show temporary erosion control measure at the downside of the construction near
the alley. Consider using compost or straw wattles or some other type of erosion control
measure that is the least disturbing to the slope.
