All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: Please Note: All Building Handouts do not include updated Engineering Division Requirements. Refer to Engineering Handouts for all Engineering Requirements. 1. Please add note to site plan: “Temporary erosion control measures to be installed as needed.” th 2. Please show proposed driveway out to paved road on 8. 3. Impervious surface calculations are not clearly noted: Please divide impervious surface area calculations between “Existing”, to be “Replaced”, and “Proposed New”. Please refer to Handout E72 for more information. 4. Area of BBQ is shown on the site plan to extend 10’ from building, on architecturals, shows 15’. Please reconcile. 5. Please show existing driveway all the way out to the paved road (Melody) and note to be removed. 6. Show how the frontage (Melody) will be restored once driveway is removed. 7. Please note how the area of private driveway, sidewalk, and garage area will be restored in the areas where no new impervious surfaces are proposed. Landscaping? Gravel? Etc. 8. The square footage of the proposed eves, walkway/entrance, and any other covered/impervious surfaces are to be installed where the garage will be removed are considered “proposed new”. Please add to calculations. 9. Along the north side of the house is a sidewalk and stairs. Please add dimensions and include in impervious surface calculations. 10. Is there a front porch on the house, existing or proposed? If so, show on plan and add square footage to the impervious calculations. 11. If total “proposed new” impervious surface equals an amount greater than 2000sf, please consult Handouts E72A and E72B for stormwater mitigation options.
