During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov :
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
General Plan:
1. 5/17/12 Done. Please provide 3 drawings for review as noted under requirements for
submittal in the Single Family Handout #B73: plot plan (site plan), grading/tesc plan and a
stormwater/utility plan. Please review the requirements for each plan in the handout under
sections 4, 5, and 6.
The following comments are separated roughly by the corresponding plans noted above.
Site Plan: 5/17/12 Done.
Storm/Utility

5. 5/17/12 Not Done. I’m sorry I should have specifically called out the private driveway. The
proposed slope is 9.8 % and 7.8% toward the garage. How will the runoff be collected and
connected to the storm system? How will driveway runoff be collected and directed to the
storm system? Show on plans.
6. Call out size of water meter and whether “existing” or “proposed”. A new meter may be
necessary if fire sprinkling is required by the Fire Marshall.
7. Call out size, material and length of water service line. For fire sprinkling requirements
water line on property must be 1 1/2”.

8. 5/17/12 I couldn’t find it anyway. Maybe just add a note. Please call out separation
between sewer and water. 10’ is required.

11. 5/17/12 The side sewer slope is under 2%, around 1.1%. Please revise to show that the
2% slope can be attained. Call out length of pipe to verify minimum slope of 2% is
achieved. Call out size and material of pipe.
