During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
Site Plan:
1. Please note the total new impervious surface square footage on to all plans.
2. Remove the outline of existing house from this plan and move to the erosion control plan.
General
:
3. Please add address of property to civil sheets.
Erosion Control:
4. Please show temporary construction entrance and location of stockpile(s) on plan.
5. Please add note on plans regarding power undergrounding to read “All utilities will be installed
underground.”
6. Show catch basins in the right of way in front of or downstream from site. Note protection.
7. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet
requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5.
8. Add the outline of the existing house to this plan.
9. Add bottom of footing elevation for existing house and proposed house.
10. Call out width of sidewalk.
11. Please add note on plans regarding power undergrounding to read “All utilities will be installed
underground.”

12. Add note to plan: An assessment of the condition of the existing curbing and sidewalk will be
determined on site by the engineering inspector. Curb or Sidewalk in poor condition or
damaged by construction activities shall require replacement.
13. Remove rockery all the way to NW property line or show that the distance back from the
property line to the rockery is the same or greater than the height of the wall.
14. Show this for the new rockeries on Sea Vista too.
15. Driveway cuts for single family residences are limited to 24’ max. Please revise plans.
Stormwater Engineer Review Comments to follow.**

General Stormwater:
16. Footing drains can not be connected to the infiltration system. Please show where and how
drainage will be handled.
17. Please provide elevations for the crossing of the retaining wall drainage pipe and the sewer
pipe.
Utilities:
Water:
18. Per Fire Department comments, please change size of water meter to 1” and water service to
1 ¼”. A new meter may be necessary if fire sprinkling is required by the Fire Marshall.
19. Call out size, material and length of water lateral to be installed in the right of way.
20. Note on plans that Storz Adapter is required on the hydrant (if it doesn’t already have one.)
Sewer:
21. Show 4”side sewer clean out at house connection. Please note that clean out at property line
must be 6” and is required to have a 12” locking cast iron lamphole cover. Add invert
elevations at both clean outs and call out length of pipe to verify minimum slope of 2% is
achieved. If installing new lateral, invert elevations at connection to main shall also be
provided on plan.
22. Call out size and material of pipe. Label as existing or proposed.
23. Please add both notes to plan:
a. “If re-using existing side sewer (from property line to house): Property owner must have
condition verified and provide a report to the Public Works Department.”
b. “If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-
0236.”
24. Show location of sewer main in right of way.
Grading:
25. Show areas of sidewalk, driveway, and curb/gutter that will be removed on the north east side
of property with saw-cut.

26. Note width of sidewalk on plans.
27. An extruded curb detail is included in the plans. Where will that curb be located? Extruded
curb is not allowed in the Right of Way.
