RE: Planning Division comments for file BLD20120065/66 -- Holt SFR
Greetings,
Thank you for submitting a building permit application for a new single family home at 1141 Sea Vista Place in the
RS-10 zone. I have reviewed the above building permit application for the Planning Division and it was found that
the following information, corrections, or clarifications will need to be addressed before the Planning Division
review can continue.
1.Lot Coverage: Please show a break down of lot coverage on the site plan. Please show the area of the
footprint of house, patio > 3’, porch, stairs > 3’, and the deck. Hopefully the total lot coverage total is less than
35% of the entire site as required by code. Please let me know if you have any questions, I’m happy to help.
2.Accessory Dwelling Unit (ADU): Please confirm that you are not having and ADU on site, or, please apply for
an ADU permit. An ADU permit is a “Type II” conditional use permit that is administered by staff. The fee is
$585 and I would be happy to go over this process with you.
3.Rockery: Please confirm that the new rockeries (the portion of those constructed within the setback area) will
be less than 3 feet in height as measured from the top of the rock/wall to “original” grade. If they are over 3’
from original grade, then they need to meet setbacks because at that point they’re considered a “structure.”
4.Height Calculations:
a.Elevations: Please provide elevations of the new home and add height calculations to a sheet so we can
see that the ridgeline is indeed less than 25’ from the average original grade line. Add “original” grade,
“max” height, and “actual” height lines next to one of the elevations, for clarity.
b.Original Grade: Please confirm that the height calculations provided are based on the “original” grade.
