To Whom it May Concern, This letters is in response to the initial review comments dated between April 30 to May 9, 2012. My responses are below. Planning Division Contact: Mike Clugston, Associate Planner 425.771.0220 Original Comment Letter Dated: April 30, 2012 Colored Elevations 1.: I saw in the permit the color renderings of the proposed exterior improvements are forthcoming thanks. It has been determined between phone messages left back and forth with Mike that colored elevations will not be necessary since there are no proposals made to change the appearance of the building color of massing. The building will remain the color that it is and all new windows will match existing. Please see the attached photo documentation sheet showing the existing conditions. Existing Dayton Street Bench 2.: Is the existing bus stop bench part of the project? Please Co-of-way relative to the proposed improvement. The bench is existing, not part of our project and will remain as is. BD-1 Design Standards 3.-1 zone, the design standards for that zone apply. Specifically, ECDC 22.43.050 requires transparency at street level. Please verify whether the windows selected for the project meet the standards in ECDC 22.43.050.B.2 and B.4. The current glazing within the transparency is at 19 %. This should include gravity and lateral designs. The framing for the proposed new windows is concealed and exists; the openings were filled in during a previous remodel. We are proposing to remove the infill and replace with new windows. If upon demolition the concealed openings do not exist as we expect them to, we will submit a structural design and supplemental information to this permit application. 2. The note has been revised. See Note 2 on sheet A1.1 for further clarification. 3.Please note on the plans the pedestrian protection will be provided per IBC section 3306 for work performed adjacent to pedestrian walkways. If the sidewalk is to be shut down during construction please coordinate with the City of Edmonds Engineering Division. See new general note #4 on sheet A0.1. The sidewalk will not be shut down during the course of construction; the majority of the work will be performed from inside of the space. Engineers Division Contact: Jeanie McConnell, Engineering Program Manager 425.771.0220 Original Comment Letter Dated: May 9, 2012 1.Plans indicate replacement of several windows along the Dayton Street side of the building. Please confirm how these windows will be installed and whether closure of the sidewalk will be required to perform this work. If sidewalk closure is necessary then a separate right-of-way construction permit with traffic control plan for closure will be required. Most of the work will be performed from within the building. The sidewalk will not be blocked, at most there will be a ladder and (1) person in the sidewalk zone for safety purposes. 2.The dumpster/staging area is shown within the parking lot on private property on the west side of the alley. Will debris be brought from the building to the dumpster by hand and therefore eliminating potential disruption to the alley/access?
