During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov :
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
Please resubmit plans consistent with the approved Steichen Short Plat.
Three sample plans are attached. One is a Site plan, one is a Storm/Util plan and the other is
a TESC (Temporary Erosion Sediment Control)/Grading plan for reference.
The Storm/Util and TESC/Grading can be combined on one plan as long as all the information
is clearly shown.
The following comments are grouped in the plan type where the information should be shown.
Site Plan:
1. Please add and label the water service line from property to house.
2. Please note the location of the nearest fire hydrant on plan and note the distance between the
property line and the hydrant.
3. Call out square footage of each separate area (garage, residence, porch, walkway, driveway,
patio, etc). Dimensions are not necessary, just total square footage.
4. Please call out sidewalk and note width and material.
5. Please remove the hatched area and show frontage as it will be when completed.
Storm/Utility
1. Show tightline from detention system to house.
2. Show all yard drains or catch basins to be installed on the property.
3. Please provide invert elevations for all storm drain connnections.

4. How will driveway runoff be collected and directed to storm system?.
5. Note size, length and material of all pipe.
6. Are footing drains required for this project? If so, please show where they will discharge.
They cannot be connected to the detention system.
7. Show water service line from meter to house. Note length.
8. Add note to plan stating that sewer and water are Olympic View Water Service District
(OVWSD).
9. Sewer lateral ends at the property line, side sewer is section from property line to the
house. Please show on plans the area to be replaced.
10. Please add note on plan regarding power undergrounding to read “All utilities will be
installed underground.”
11. Provide a Site Classification Worksheet. A worksheet can be found on our website in the
Engineering E #72 Stormwater Handout.
12. Add note to plan to see the Steichen Short Plat (PLN20080041)civils for additional
information.
Erosion/Grading
13. Please show erosion control measures on this plan.
14. Show location of stockpile.
15. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet
requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5”.
16. Indicate locations where each tesc measure will be installed.
17. Show catch basin protection on all cbs and manholes on property or adjacent to property
that are existing (installed with plat).
18. Add bottom of footing (bof) elevation or slab elevation for structure for verification of
grading quantities.
19. Add grading quantities, both cut and fill amounts to plan.
