During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

STORMWATER SITE PLAN
General
1)Please change the title of the plan to ‘Stormwater / Utility Site Plan’.
2)Please add the impervious surface chart and notes to the Stormwater Plan.
3)Please add a note to the plans that states that the sidewalk and curb/gutter will be replaced as needed.
4)Please show the ped easement (9204160422 – attached) on the plans.
5)Please show all utilites within the Right-of-way (water, sewer, storm, PSE, PUD, etc).
6)Please provide a cross section of the of the storm and sewer crossing in the Right-of-way, so that
coverage and utility separation can be verified.
1)Please provide a cross section of the retaining wall (from property line to house) and the storm that
crosses underneath.
a.If 2’ separation between the footings of the retaining wall and pipes can not be achieved, please
show appropriate pipe material, such as ductile iron.
7)The maximum driveway width for a 3-car garage is 30’ max (E2.26). It appears the proposed driveway
is 34’. Please revise plans accordingly.
8)Please show the wings of the driveway approach.

Storm
9)A catch basin is required on the south side of N Meadowdale Rd in the flow line. Please add the catch
basin to the plans and show the rim and inverts of all pipes.
10)The requirement for the storm line crossing N Meadowdale Rd must be a minimum of 12” pipe. Please
revise the plans accordingly.
11)The storm pipe from the detention CB to the south CB in N Meadowdale can be 4” . Please revise the
plans accordingly.
12)Please provide invert elevations for the connections to all catch basins for the entire stormwater system.
13)Please provide invert elevations for the roof drains at the house so that proper cover and slope can be
verified.
14)Please show where the footing drains will be connected to.
a.Please note that footing drains can not be connected to the detention system, but can be
connected to the outfall line of the detention system. If you intend to connect the footing drain
to the outfall line you will need to keep that connection on private property.
15)Please show how the stormwater runoff from the driveway will be collected. The runoff must go to the
onsite storm system. Please revise the plans accordingly.
16)The entire driveway (the areas located within the right-of-way and on private property) needs to be
calculated in the impervious surface calculations. Please revise the plans accordingly.
17)It appears that the dashed line is the roof line on the Stormwater Plan. If this is correct, the impervious
surface for the house seams closer to 2225 sqft.
a.Please clearly label the roof line or show the roof line on the plans.
b.Clearly label the concrete patio.
c.Revise the impervious surface calculations accordingly.
Water
18)Please show the water service line on the Stormwater Plan.
19)Please note what pipe material and size line will be used as well as noting that tracer wire will be added
to the water service line.

Sewer
20)Please show the side sewer on the Stormwater Plan.
21)Please show invert elevations at the cleanouts so that coverage, clearance and depth of pipe can be
verified.
22)Please add a note on the plans that the sewer lateral (from the main to the property line) will be 6”.
23)Please note what pipe material will be used for the sewer from the main to the house.
24)Please note that the cleanout at the property line will be a 6” cleanout, with 12” cast iron lamphole cover
and ½” hexbolts.
25)Please show that a minimum of 5’ separation can be maintained between the sewer and storm.
Dry Utilities
26)Please add a note that all utilites must go underground.
27)Please show the path of the dry utilities (PUD, Comcast, PSE, etc), so that separation can be verified.
28)Please remove the note, “Power and gas to be ….” from the Site Plan and add it to the Stormwater Plan.
Traffic Impact Fees
Per Chapter 18.82 – Traffic Impact Fees of the Edmonds Community Development Code (ECDC), traffic
impact fees shall be required.
Please complete numbers 1 and 7 of the Traffic Impact Analysis Worksheet from City of Edmonds
handout #E82, “Traffic Impact Analysis Requirements” (attached).
Please resubmit 3 copies of the revised plans and associated documents with a written response to each
