During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please add a note that the silt fence will be installed as needed per Edmonds Standard Detail E1.1.
2)Please add a note that the filter socks will be added as needed per Edmonds Standard Detail E1.3.
3)Please provide grading calculations and show bottom of footing elevations.
4)Please provide proposed and existing topographic lines.
5)Please add a note that all disturbed soils will be compost amended.
6)Please show all impervious surfaces on the plans (walkways, gravel areas, patios, etc.).
7)Please show the year of construction for all impervious surfaces on the Site Plan.
8)Please note that if the new impervious surfaces, since 1977, exceed 2000sqft, a stormwater management
system will be required. Please show the stormwater system if required.
9)During a site visit, there appears to be a parking gravel area adjacent to the existing driveway but it does
not appear to be shown on the Site Plan. Please show the asphalt area and year of constrction. Revise
the impervious surface calculations accordingly.
10)During a site visit, the concrete driveway shown on the plans does not appear to be the same size as
what exists.
a.Please show the existing driveway and note if it will be replaced.
b.Please show the proposed driveway.

11)Please show the curb/gutter on the plans.
12)Please show what areas of the curb/gutter will be replaced for the new driveway approach. Please note
that the maximum width for a driveway approach for a 3-car garage is 30’.
13)Please show the 2’ asphalt cut where the curb/gutter will be replaced.
14)Please show any fences, retaining walls, and rockeries on the plans.
15)Please show any trees on the plans and note if they will remain or if they are to be replaced.
