Munson: 17713 15 Ave NE #102, Shoreline WA 98155 RE: Planning Division comments for file BLD20120432 -- Lee Power Garage Addition Greetings, Thank you for submitting a building permit application for a garage addition at 511 Homeland Drive in the RS-6 zone. I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Lot Coverage: Please clarify the lot coverage calculations for the site. In the RS-zones, a maximum of 35% “coverage” is permitted. When I did the math, it was very close, which may also be attributed to the lot area. Please also check the lot area. The digital measuring tool measured the parcel at roughly 85x120 which matches the old plat map, attached (85.5x120). Please call out the coverage for the existing residence, existing deck, porch, and new garage and show how the total lot coverage does not exceed 35% of the total lot area. ECDC 21.15.110 Coverage. Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. 2.Height Calculations: a.Datum point: What did you use for the datum point? Please check with the Building Division on what items they like to see used as the datum point (they are typically off-site but nearby, like a water meter). b.Datum elevation: What is the elevation of the (new) datum point? Please revise height calculations accordingly (although we all know this will be well under the 25’ height limit, we just need it clearly spelled out on the site plan).
