The Storm and water are still shown on the plans. Either remove all the utilities or show the sewer on the plan. 9/11/12 Comment: Please remove the utilities from the Plot Plan. 2)OK GRADING AND TESC PLAN 1)OK 2)3/20/13 – Comment was partially added. The impervious area of the driveway from the property line to the roadway was added to the plans, but not included in the impervious surface calculations. Please revise plans accordingly. 9/11/12 Comment: Please note that the entire driveway from the edge of roadway to structure must be included in the impervious surface calculations. Please revise plans accordingly. 3)3/20/13 – Comment was addressed; however, the silt fence should not be located within the tree protection fencing. Please revise the plans accordingly. 9/11/12 Comment: Please show the silt fence extended on the south property line to include grading areas and the rockery installation. Please revise plans accordingly. 9/11/12 Comment: The water runoff from the driveway (portion on private property) must be collected and outfall to the detention system. Please show how the runoff will be collected. 4)3/20/13 – Comment was addressed; however the size of the patio under the deck differs from the architectural drawings. Please revise the plans to be consistent. 9/11/12 Comment: Per the architectural, it appears that the deck (south side of building) is impervious (either it’s covered or the deck is solid). a.Please note on the plans if the deck is impervious. b.If the deck is pervious, please note what material is below the deck (i.e. landscape) and what the deck is made of. c.Please revise the impervious surface calculations accordingly. 5)3/20/13 – Comment was not addressed. The plans do not show the footing drains connecting to the outfall line of the detention system. 9/11/12 Comment: Please show the footing drains connected to the outfall line of the detention system. If you propose to outfall the footing drains to an underground system, please provide approval from a Geotechnical Engineer. Please show the drainage from the retaining wall connected to the outfall line of the detention system. 9/11/12 Comment: The plans show the rockery drainage daylighting onto the slope. d.Please provide approval from a Geotech to daylight the water onto the slope or for any underground proposals (i.e. drywell). e.Or show the rockery drainage connecting to the outfall line of the detention system. 2)OK SEWER 1)OK 2)OK 3)OK Traffic Impact Analysis: Per Chapter 18.82 – Traffic Impact Fees of the Edmonds Community Development Code (ECDC), traffic impact fees shall be required. 1.OK Please resubmit 3 copies of the revised plans and associated documents with a written response to each item to a Permit Coordinator.
