Thank you for submitting a building permit application for a at in
RS-20
thezone. I have reviewed the above building permit application for the Planning Division and it
was found that the following information, corrections, or clarifications will need to be addressed before
the Planning Division review can continue.
1.Setbacks:
I have requested the setback adjustment file from archives, file A-23-1981.Please plan on
redesigning the second story to meet the required setbacks (10’ minimum, 35’ total from each side).
There is the slight possibility that the language of the approval would allow you to proceed as
planned, but in most situations, a variance is approved based on the plans submitted at the time of
construction and does not carry over to future additions.Fingers crossed!
2.Land Use:
Please clarify the use of this new studio addition.Please state if you plan to use this as an
accessory dwelling unit (ADU) and I will be happy to guide you through the ADU process.If this
space will not be an ADU, please label “not an ADU” on the plans (redlining them with your initials
and the date is acceptable)
