During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and

Please Note: All Building Handouts do not include updated Engineering Division Requirements. Refer
to Engineering Handouts for all Engineering Requirements.

6. Impervious suface calculations do not agree with Lot Coverage calculations or total in the
classification chart. Please revise. For example, under lot coverage the residence is noted
as 2805 as opposed to Impervious Surface which notes Buildings/Carport and Overhangs
as 2235. Please use same categories under Lot Coverage and Impervious Surface for
clarity. Also list out each area separately e.g. residence, garage, shed etc. Please
separate existing from proposed and note year constructed for all.
9/21/12: I apologize. Beginning my comment in the way I did was confusing. Please read
sentences 3 through 6. Lot coverage would never exceed the impervious surface. Thanks.
10/12/12 Comments:
1) The lot coverage and impervious surface calculations are not correct. For
example:

The Lot coverage shown for the patio and the carport adds up to a higher amount
(428) than the impervious surface coverage for the same area (359). I did not review all
the numbers but the numbers are still not correct. Please correct and resubmit.
B
The impervious surface calculation reflecting the square footage for the 1982
driveway is called out as 775 and the garage is called out as 784. The driveway is

definitely larger than the garage. A quick measurement puts the driveway as closer to
1000sf. Please revise calculations, plans and rain garden sizing.

3) It is my understanding that you are capturing the run off from the second story addition
to account for the post 1977 impervious. Please clearly indicate the portion of the roof
that will be connected to the rain garden to assure that amount of runoff equals the
calculations used to size the rain garden. Also please add additional language to
clearly state the intention of the swapping of impervious surface areas to meet
regulations.
4) Call out the actual area required for the rain garden base area (not just the equation).
Do not connect footing drain to rain garden. Please revise plan to reflect these
comments.
5) The breezeway should be called out as new impervious surface. If not, please note
why.
