Thank you for submitting a building permit application for a at
Avenue WestRM-1.5
in the zone. I have reviewed the above building permit application for the
Planning Division and it was found that the following information, corrections, or clarifications will
needto be addressed before the Planning Division review can continue.
1.Site Plan:
a.Recording Number:
Please provide the Planning Division (Michael Clugston) with copies of
the recorded short plat once it has been recorded. It appears to be in “civil review”by our
Engineering Division at this time, meaningyou have yet to apply for your Final Short Plat
review. Once Michael signs off on your final review, I’ll simply need theAuditor’s File Number
(AFN) to be able to sign off on your building permit applicationonce the parcel has been
subdivided and a new parcel number has been issued for this building site.
b.Patio:
The staff report for file PLN20110068 requires the patio to be removed, as is noted on
the site plan. Please contact a permit coordinator at 425.771.0220 to inquire about the
demolition permit process. If the patio has already been removed, please delete this note from
the site plan.
c.Parking Location:
Two parking spaces are required for this proposed new lot (as well as the
proposed new lot to the north). Unfortunately, you will have to alter your design because
parking may not be located within the street setback of any RM zone per ECDC 16.30.030.C.
The driveway will need to be moved elsewhere on site or the garage will need to be re-designed
in order to accommodate two parking stalls (8.5’ x 16.5’is the minimum areaper stall). Please
be aware that tandem parking does not meet the requirements of having two parking spaces, per
ECDC 18.95.030.
d.Setbacks:
As you may be aware, you may opt to choose setbacks for the RS-6 zone per ECDC
16.30.030.A (footnote 2)if they are more helpful to you. The RS-6 setbacks are as follows: 20’
street, 5’ sides, 15’ rear.Although you may not mix and match RS/RM setbacks, please feel free
to choose thesetbacks that are most advantageous to your project and revise the site plan, if
necessary.

2.Elevations:
When you update the site plan to comply with the issues noted above, please also update
your elevations to reflect any change in the height calculations.
