Thank you for submitting a building permit application for aat
zone. I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before the Planning Division review can continue.
1.Sign Area:
Please provide the total existing wall sign area for this site(if any). I’ll need to determine the total sign area
for this site (based on the length of the wall containing the primary public entrance –please provide this measurement)
and then deduct the existing signage (if any) and see what’s left for the monument signarea. The BN zone (for
conditionally permitted uses in the RM zone such as this) allows up to 48 square feet for “group” monument signs,
maximum. The maximum height of monument signs in this zone is 14 feet (provided they meet the required setbacks).
2.Sign Height:
Unfortunately, the sign height is limited to 3 feet within the setback area.The street setback in the RM-2.4
zone is 15 feet. So the sign will either have to be shortened to 3 feet if it is to be placed near the sidewalk or it can be
moved back 15 feet from the front/street property line and be up to 14 feet tall. Please revise as you see fit. I apologize
that there are older signs in this neighborhood (medical use zone) that appear to be larger than 3 feet, which must be
frustrating, but under today’s sign code the limit is 3 feet near the property line.
3.Sign Landscaping:
ECDC 20.60.045.G requires that “each freestanding sign shall have a landscaped area twice the size
of the sign area at the base of the sign. The landscaping shall be protected from vehicles by substantial curbing.” Please
confirm the amount of landscaping to be installed around the base of the signso I can confirm that it is twice the size of
the sign area.
