Short Plat Requirements
1.5/24/13–Applicant responded to comment;however, the City has not found any evidence
that there was a fee paid to the City for sidewalk improvements at a different location.
When looking at the short plat file there was a cost estimate completed that shows that a
bond would need to be in place for the short plat improvements in order to record the short
plat. In the cost estimate used to calculate the bond amount the curb/gutter and sidewalk
was calculated at $25LF *90 ft.= $2250.00. Please provide documentation (i.e. receipt of
payment, etc.)showing proof that there was a payment made or show on the plans the
installation of curb/gutter and sidewalk.
Comment 11/16/12 -The sidewalk and Curb/Gutterwas deferred to the constructionof the short
plat.As stated in the Engineering Requirement of the subdivision S-99-238recording number
#200101295001, 5’sidewalk and curb/gutter shallbe installedas a condition of subdivision

along the frontage of 7822 and 7824240St SW. Please show required improvements on site
plan and add City of EdmondsStandard Details E2.26, E2.28 and E2.13.

Additional Comment 5/24/13:
2.It appears from the plans that a portion of the proposed driveway slope exceeds 14%. Per
Edmonds Code 18.80.060.D, no portion of the driveway may exceed 14%. Please revise
plans accordingly.

.5/24/13–Comment was addressed; however, please revise the note (shown within the

property lines of lot 1) to be consistent with note 4 under the Storm Drainage & TESC
Note.
11/16/12 Comment: A temporary construction entranceis required per City Standard detail E1.2.
If the existingdriveway surface is to remain, the construction entrance may not be required;
onsite parking for Lot 1 outside of the driveway surface must be provided during construction.
Please revise plans to state what method you will use for your construction entrance.

Grinder Pump
:
1.5/24/13–Comment was not addressed. It is true that the E-One is an acceptable pump.
This means that the pump does not have to be peer reviewed; however, it is still required
that a predesign report be submittedas outlined in handout #E62.
11/16/12 Comment: Please review Handout #E62 for requirements for a single family
residential sewage pump. “Apre-design report to justify the installation of a pump station must
be submitted to the City Engineer prior to design.” Checklist and standard details arealso
providedin the handout.
Requirements include “The engineer of record must be registered in the State of
Washington and have had prior experience in designing similar systems to the satisfaction
of the City Engineer. Qualifications shall be included within the design report.”
The city has completed reviews and have approved the following packaged grinder pump
stations:
i.Myers
ii.Barnes
iii.Hydromatic
iv.Zoeller 840 Series.
If you intend to use the E-One model or a model not in the above list, the system will need
to bepeerreviewedand associated fees will be applied. Please submit documentation that
shows that the model you propose meets the requirements outlined in Handout #E62.

5.5/24/13–Applicant responded to comment; however, all runoff from impervious surfaces must
be collected and directed to the stormwater management system. We understand the desire to
protect the tree, but we believe there are other methods that can be implemented that allow for no
disturbance to the tree or its root system (i.e. changing slopes of the driveway, add additional
CB’s within the driveway, extend the curb to direct to CB’s, etc.). Please revise the plans
accordingly.
11/16/13 Comment: Please add a catch basinat the bend of the driveway. This is to allow
another area for the water to be collected to help prevent the amount of runoff that may enterthe
garage in cases of overflows.

Additional Comment:
6.Footing drains typically are not approved to drain to the onsite stormwater system. Please
either:
a.Have the engineer of record design the onsite stormwater system to allow for the
collection of the water from the footing drains.(Please revise the stormwater
management report for review).
b.Or install a separate drywell as directed by the engineer of record.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.Please
