We are running a future grease line outside the building and can terminate it with a cleanout within 2' of the building line outside the building. We do not want the owner to incurr any costs that they don't need to incurr at this time. If and when a grease interceptor gets installed, would be the time to increase the conveyance lines. We can put inverts on the drawings for the pipe inside the building - 4" running at 1/8" per foot grade. Storm - there is an existing storm line that runs up the the building. We have found the line to be in good working order - we jetted the line and witnessed the water running into the catch basin just off the property line. We plan on running a 4" line (tight-lined to the building) to pick-up 4 small canopy drains on the south side of the building. Again, we can make our connection to the existing storm within 2' of the building. Site plan - not sure what you mean by a "site" plan. Are you saying that you need a civil drawing that shows where sewer, storm and water run and the existing sizes of the line? Would these need to be engineered stamped drawings or can we mark-up a set of architectural drawings with this information. One last question. It has always been my understanding on storm and sewer that the plumber's work starts within 5' of the building envelope - is Edmonds different from that? I have also attached a Side Sewer Handout that includes some of the City of Edmonds requirements that apply to this permit. The purpose of these repairs and additions of utilities is to make the building ready for tenants. There is currently a remodel permit issued for this work to ready the building for new tenants. I don’t think that it is the intent of the owners to change any of the newly installed utilities once the remodel is completed. Therefore all the work proposed with this permit will be reviewed with the assumption of new tenants. a) When repairs and/or additions of utilities are proposed on a site, the utility must be brought up to City of Edmonds current code requirements for its specific use. Proposed for this project are repairs to the sewer line, additional connections to the storm line, a new pipe to connect to a future grease interceptor, and the installation of a new water meter. b) Water Service: my comment indicated “if necessary” so if you do not need traffic control then you do not need to submit a traffic control plan. c) Regarding what is required on the site plan, please see Submittal Requirements in handout E71, attached. This is a requirement for all utilities on the site. See Pipe Sizing for the 6” sewer for lines serving commercial buildings. This sizing is also required for the grease interceptor line (please contact the Pretreatment reviewer for more information on the grease interceptor conveyance line). See Material Specifications for the materials approved by the City of Edmonds for sewers. We require this information on the plans so that we are sure the contractor is following the City’s Development code. It is a lot more expensive to discover non approved materials in the field when they are already installed. Invert elevations are required at pipe connections to assure that minimum slope requirements are met. These elevations should be called out for the sewer line and the grease interceptor line at the cleanouts. See Handout E71. d) I understand that the grease interceptor is not being installed at this time. The piping to be installed under this permit should meet the requirements for connection to a grease interceptor so it does not need to be replaced in the future when the interceptor is installed. My comments / questions follow - they don't necessarily relate 1 to 1 to your comment #'s. a) This is an existing building and we are utilzing the existing sanitary and storm system - we are tying into existing on the property. We are replacing some bad pipe (storm on south side of the building and tying in some small canopy drains to this piping. We have camera'd and jetting both the storm and sanitary lines and they appear in good condition. We did not plan on upsizing any pipe within the property lines. Not sure what you mean by conveyance? Do you want us to show an additional catch basin?? b) Water service - yes we are going to upsize the service, but we are assuming that any work on the sidewalk or street side of the meter will be done by the city or the water district. So we would not need to block the streets or sidewalk for our work - inlcuding the backflow preventer install. c) Why do we need to call out length of pipe - No tenants are in the space - the piping shown is more than adequate - 2" water and 4" waste for just about any buildout. d) Grease Interceptor - this is shown more for the owner than for anybody - it is a place holder. We would go in for separate permit for the grease interceptor once it was approved. We will just be having the piping + cleanouts to the future grease interceptor inspected.
