During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Plan 2: Stormwater/Utility Plan:
1. The drywell detail provided show a catch basin but none is shown on the plans. Add to
plans, note size and add pipes for connections. All structures and pipe shall be labeled
with size, type, length, material.
a. Please revise the sizing of the drywells. It appears that the diameter was multiplied
by 2 for the circle SF calculation instead of using the radius. (2 r pi). Please resize
drywells to meet design requirements. This info can be redlined on the plans.
1. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope
of 2% is achieved. If installing new lateral, invert elevations at connection to main shall
also be provided on plan.
a. Still need the invert elevation where the side sewer will connect to the main on the
adjacent property. This info can be redlined on the plans.
b. Also need a copy of the easement allowing your side sewer to cross the neighboring
property. If there is not an official easement already in effect then the minimum
requirement for plans approval would be to provide the city with a letter from the
adjacent homeowner acknowledging the need for the easement and indicating that
they will be willing to sign an easement for this sewer crossing. In this case, a
formal easement will need to be completed, signed and recorded prior to the final of
construction.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
